Pays for itself.

SaaS-only — no hardware costs, no percent-of-savings arrangements, no professional services retainer. Unlike competitors who charge a cut of your savings indefinitely, you pay a flat monthly rate that stays fixed regardless of how much your facility saves.

Questions facility managers ask before they hand over BMS credentials

No. We connect to your existing BMS using the protocols it already speaks — BACnet, Modbus, or MQTT. A software gateway runs on your network on existing server infrastructure or a small industrial PC you already have. There is no specialized hardware to purchase, install, or maintain.

The first 7 days are a read-only baseline period — we collect data, map your equipment, and identify consumption patterns without making any schedule changes. At day 7, you receive a facility profile and savings estimate. Automated optimization begins only after you review and approve the baseline report. You control when the trial becomes active.

Yes, from the dashboard in one click — or by calling support. Your original schedule parameters are always preserved. You can also enable approval mode, which queues every automated change for human review before execution. Rollback is instant and available 24/7.

We use a 90-day historical consumption average, weather-normalized using heating and cooling degree day data for your location. This removes the effect of seasonal weather variation so savings are attributable to schedule optimization, not to a mild month. The normalized baseline is recalculated monthly and shown alongside actual consumption in your dashboard.

BACnet/IP, BACnet MS/TP, Modbus TCP, Modbus RTU, and MQTT for BMS connections. For utility API connections on Professional and Enterprise plans: ISO-NE, PJM, CAISO, and ERCOT real-time spot price feeds. Custom protocol support is available on Enterprise plans for proprietary BMS systems.

No. For industrial deployments, we only adjust auxiliary system schedules — compressors, chillers, dust collection, ventilation, and lighting. We never write to production line control parameters, and our configuration explicitly excludes any equipment you designate as production-critical. The production sequencing logic in your BMS is read-only from our perspective.

Start with a 30-minute demo and a facility-specific savings model — not a contract

We run your interval meter data through the load model before the call. You see a heating and cooling degree-day normalized savings estimate for your specific facility — not a percentage range from a case study about a different building type in a different climate.
