We offer a 30-day pilot on any paid tier. During the pilot your BMS is connected and live demand forecasts are running. If you don't see measurable demand charge impact in the first billing cycle, we'll refund the pilot fee.

The $3,800/month Portfolio tier covers 5–20 buildings under active monitoring. If you add buildings beyond 20 mid-contract, we'll quote a custom extension rate before activating the additional sites.

A building is one BMS address space with its own metering and utility account. If a campus has multiple buildings under a single BMS controller, each separately metered building counts as one. Multi-tenant high-rises with a single master meter count as one.

Onboarding support is included in all tiers at no extra charge. We provide remote BMS commissioning, protocol discovery, and initial comfort guardrail configuration. Most buildings are live within 48 hours of contract signing.

No hardware is required. The adapter layer is software-only and connects to your existing BMS via your internal IP network. We need VLAN access to your BMS subnet — your facilities team typically provides this in 1–2 hours.

PJM, MISO, CAISO, ERCOT, SPP, and ISO-NE are fully supported. Starter tier includes one market subscription; Portfolio and Enterprise include all six. If your buildings span multiple markets, each relevant market is subscribed automatically.
